How to shortlist a new home in Kuala Lumpur

By Sherwin Lee · · All guides

A useful shortlist begins with the way you want to live. Before comparing project names, write down what your next home needs to do for you.

Start with your everyday life.

List the places you expect to visit regularly: work, school, family, groceries and the activities you enjoy. Think about how often you will make each journey and at what time of day. A location that looks convenient on a map may feel different during your own routine.

Separate essentials from preferences.

Choose three or four requirements you would find difficult to compromise on. These might include a separate workspace, a particular bedroom arrangement, step-free access or outdoor space. Keep a second list for features you would enjoy but could live without.

Compare the same questions.

Use a small comparison sheet for each project. Record the area, size, bedroom arrangement, expected timing and questions you still need answered. Keep brochure facts separate from information confirmed for a specific unit.

Keep the first shortlist manageable.

Begin with a few projects rather than trying to inspect every option. Discuss what attracts you to each and what makes you hesitate. Those reactions help refine the next round of your search.

Prepare a clear enquiry.

Share your preferred areas, approximate budget, space requirements and timing. Mention whether you are planning to live in the property or exploring another use, and which decisions are still open.

You do not need every answer before beginning. A clear starting brief is enough to have a more useful conversation.
